Riverbend's specialized staff of closing agents is highly skilled at smoothing the sometimes bumpy road of a typical commercial transaction. We efficiently prepare closing documentation, review surveys and disburse closing funds.
Judicial Title Reports
In a foreclosure setting, Riverbend provides Preliminary Judicial Reports or Commercial Judicial Commitments to the foreclosing lender.
We are proficient at coordinating transactions involving sites in multiple counties and states. In 1993, Riverbend successfully coordinated the title insurance for the creation of a $900 million Real Estate Investment Trust (REIT). Since that date, Riverbend has continued to manage large and complex transactions.
Our organization facilitates transactions by serving as Escrow Agent. Upon receipt of a written Escrow Agreement, Riverbend manages earnest money escrow accounts, post-closing escrow accounts, and/or pertinent documentation.
Timely recording of deeds, mortgages, leases, etc. are essential to maintaining the integrity of our clients' interests in real estate. This function can be outsourced to Riverbend. We calculate the recording fees and transfer tax, file documents where required, and return both a date-stamped copy followed by the original in a timely manner.
Our Title Policy Retrieval Department assists in obtaining duplicate original replacement title policies, title policy endorsements, or for a modest fee, prior title examination information from our Title Data Base.
Construction Loan Draws
Our Construction Loan Department coordinates title updates, issues construction draw title endorsements and disburses funds to facilitate the processing of commercial construction loans.

will assist you in locating a surveyor or engineer for the appropriate land survey to fit the needs of your real estate transaction.
